Just make sure you're adequately including reserves in your expenses based on property condition.

It should be expected that you will fund some of the closing costs and be able to show you have adequate reserves for the project. 

Make sure you have adequate liability insurance.

Second, maintain adequate liability insurance.The best way to figure out how to hold your properties is to sit down with your accountant and attorney and map out your long term plans.

You do not need it as long as you have adequate insurance coverage.

One of the main sticking points for me with creating an LLC is the whole comingling of funds thing and what to do if you do not have adequate reserves if anything should come up.

When I first started looking into insurance I was looking for an umbrella policy and agents here on BP and in Florida both said that an umbrella policy would not be adequate. 

I’m oversimplifying, to an extent, but it’s really not that complicated, especially when you’re adequately capitalized.  

I am working both with the owner of the company and an attorney who is a family friend to make the transition over the next few months to adequately learn the business and processes.
