I set up a separate Google voice number, and recorded a greeting that gave the address, price and terms, etc.

My criteria is: walking distance from important facilities: AKA bars, academic buildings, and food (in that order), homes that are ready to rent because the little capital I have I want to save for unexpected expenses, and homes that have as many, if not more, bathrooms than bedrooms.

So many different voices out there, but I agree that my REI have brought far more wealth through appreciation in good neighborhoods with great schools than through cash flow.
