You can write off everything still, its actually better if flip takes more then a year as you can make it look like a long term capital gain, need a investor friendly CPA who isn't afraid to do what gets you the lowest tax payments.

this is where the deals are .Ones that can bite you though are higher end homes where the previous owner strips them takes every cabinet every door every light fixture basically deconstructs the inside of the houseAnd this is how rental property will look over time in many C D markets just beat to holly heck.It's really surprising (when you first start out) how people can abuse a house and what they will actually live in....It's usually either substance abuse or just a bit nuts....or the worst is when it's both.....We should get all the veteran investors on here together and write a book.

All these "mentors" or "coaches" or "consultants" you see out here on notes writing books or whatever, are not teaching finance, or law, or taxation, or even personal finance, much less foreclosure law, safeguarding collateral, evictions privacy laws nor brokerage laws.

As for gray areas in contracts, the courts will almost always find in favor of the party who did NOT write the lease.
