I am trying to learn more about tax liens here in Franklin County but not sure if that is the way to go (the process seems like it is geared toward those that have the capital to buy up bundles).I recently heard a pocast about BRRRR on BP and it sounded like a good strategy for the central Ohio area.

Hi BPers,I'm gearing up for a direct mail campaign and I realized that I was a bit unsure about how a subject to transaction would work in DC, due to the fact that DC charges a pretty hefty transfer and recordation tax of 1.45% on each side of the transaction (2.9% total).

The two lots were owned by the same person who after foreclosure, got his back end in gear and paid the liens off on the rest of his properties - so without noticing, I got 18% interest (less the service fee) on three other lots plus my principle back.This year, we sent out noticing on one lot.

I think NRU has also been very motivational to kick them into gear and get them going instead of sitting around all day dreaming about it.However, I personally think NRU preys on the people that don't have any knowledge about how to get into real estate with no money down..normal working class people that probably should keep their day job.
