Facebook is the last place you want to find private money. whats unfortunate is real estate professionals are still advertising to us newbies Facebook is the place to find the lender.What’s even more unfortunate, @April Smalls, is that newbies are falling for it.A few years ago, someone created a fake website that impersonated our company.

In fact, he delivered returns “only” in the 11% ROI range.  

I'm currently using a website that I created 4 years ago, posting vacancies by creating a page and cross linking it to a form in my website for applications.  

From his website, it looks like he has a masterclass as well. 

My state has a good court website where I can better do my own background checks for free so that isn't an issue.

I actually read Cameron Herold's "Vivid Vision" and wrote our business vision out on a mountain in Arizona...you can still see that vision on our website today!

However, if you're a W2 high income earner or business owner, I can't imagine it makes any sense to flip houses, mail mass post cards, wholesale, or build lead gen websites with the value of your time being better spent other places (such as learning about real estate and increasing your income through proven means), such as at your 9-5pm or growing your business, and your real estate is a long term process and you don't need "home run" deals to qualify or make it work.

Hello @Carl Reza,There is a lot of confusing information on different real estate websites.

A broker who can also deliver a reputable management company (themselves or an independent company) willing to take over management at closing is a real plus for any residential rental investment.
