@Alex Craig  Everything about the area where the house is just like the neighborhood I live in as far as crime and demographics we are considered a B-C neighborhood.

The collateral file is missing two Allonges.On the title service I purchased it shows the assignments are recorded showing going from A - B and then B - C but no allonges for those transactions.What recommendations do you have?

You estimate  it to be a C property in a B neighborhood. 

Tri plex in a B area Lakewood, OH area.

Do some A/B testing with the approach and let me know how it goes! 

If you could, please describe how you define a B/B- neighborhood and a few commentators could probably tell you price points you are going to pay to find that.  

One of the main reasons I have upgraded to an paying member of BP was because of the marketplace, and since the upgrade I have posted 3 property I had for sale here in Toledo, Ohio... (1) A multi unit that I sold through social media marketing (2) A SFH in a B- class working neighborhood that I told my mentor about whom ended up buying it(3) A Large 5bed 5bath home in the Historic Old West End (an A class neighborhood) that I have yet to sell but a local couple (that again seen it on another site) whom is pre approved plans to put it under contract after they learn more about the FHA 203k loan process.Now with other marketing sites I got a email or a call on each of these listings from investors EVERYDAY but I have yet to have any serious inquires about any of the 3 listing besides a few other noses/curios local investors that just wanted to check out the new competition in town lol.

What would you consider the a/b areas where you will get professional type renters?

Also keep in mind most people that are boasting their rate of returns don't seem to be saying if the properties are Class A, B, C, or D.One of the things that I do is look at my portfolio as a whole, I have brand new construction in Class A areas, in addition to Class B, and Class C properties.

I would say this is more like a B-.
