A lot of DSCR lenders are technically POF lenders as they only qualify on 4 things: 1) valid driver's license 2) FICO score 3) rent is more than the PITI of the proposed property and 4) proof of funds for the down payment and closing costs and reserves.

Just because there is a 20 year roof warranty does not mean it automatically passes onto the new owner (buyer).Having another company do maintenance to the roof other than the roof warranty contractor that put the roof on could VOID the warranty.

The builder warranty should cover you but make sure you read ALL the docs thoroughly; this is the biggest advantage of buying a new build, so use it A LOT.
