doors need to be power washed, gutter needs to discharge further from foundation (deck is uneven and breaking, possibly due to water erosion?)

It will be quicker I am assuming and will save money on my construction loan interest as a result but want to hear some other thoughts from others with more experience with new builds.for some context I am in Dutchess county ny, property has public sewer/water. 

Wood Floors not sealed, tile not properly installed and grouted, cheap flat paint that the tenants can't wipe finger prints or food splashes off, countertops not caulked so water gets behind causing water damages, the cabinets were painted over not replaced the list goes on and on.

Gurus pray on new investors who don't want a sanity check, but only want a warm blanket.

Why pay rent when your landlord gives you free housing, free maintenance team, free mortgage, free electricity, free water, free trash?

Lead water lines have been a big topic here and I imagine in every older city in the midwest and east coast.

Side note; if you google 46218 the only photo that shows up is a gross water damaged basement. 

In that scenario (right now unlikely for the next few years) you may get under water if you didn’t account for it.I never found a bank that would do fix rate for more than 5 years.

Subtract $350 for HOA dues, maybe another $400-$500 for electric and internet, and potentially water bills.
