Your crossing into unchartered waters in many a facet, and, although I follow the method to your madness, the deal sounds like a dog with fleas.

Real estate is multi-faceted and knowledge is power and the only limiting factor is myself.

As an investor, that taxed money is vital to continued growth and I would obviously like to hold on to as much as possible.

I am just starting trying to learn as much as possible about real estate investing.would be interested in all facets but would concentrate on wholesaling and possible private lending.

Any person who wants to start investing needs to start in the same way: get educated about the various facets of REI (this is a great place to do just that), pick an area of interest and jump in. 

There are many many facets to REI you just need to know where you fit in the areas you may be looking at and if you do not fit in you might be better seeking other places to get into.  

I'm going to be more active on the forums from here on out, because I have realized that this is a vital point in my life in terms of REI – my first investment may be only a year or two away, so it would be best if I engage with others on the forums. 

So far a great read - motivational, vital info, and a must read. 

But risk coupled with re-vitalization can also equal big reward.
