During this last cycle it’s been a game of musical chairs, sponsors have been able to raise rents and flip deals quickly to the next buyer because of an insatiable demand and an abundance of capital.

They used that period of unemployment to skip paying student loans and then try to get some kind of program/hardship deferral or something aka "gaming the system".

I have held a few true turnkey (operator renovates, and manages) properties for enough time to get an idea on actual returns.  

I have a few lenders who do but they still require some money from the borrower so they have skin in the game.  

i understand a true duplex might be a lot more expensive, but i think it's at least worth continuing to research and keeping an eye on.and sticking to my original point, OOS can be tough.

That being said real estate investing is typically a long game and with just 2 years under your belt you’ve just started.

I assume if one wanted to 1031 for "rinse and repeat" you'd also be game for that as well. 

Mentioning unique perks like 'Game Room,' 'Lake View,' or 'Pet-Friendly' can really draw people in.
