You can probably get a whole new HVAC system (furnace, compressor, coil) for $3200-3700 for this house.TOTAL = $29,550You're still missing a lot of things in this estimate.For example:- Demo labor- Dumpsters- Sheetrock Installation and Repairs- Bathtubs, Showers- Rough Electrical and Plumbing Work- Finish Trim (Baseboards, Shoemolding, Casing, etc)- Roof, Siding, Gutter Repairs- CleaningAfter I get this number, I add 10-12% to it.

Can't even tell what kind of siding, though it doesn't look horrible.If anything, I'd paint the front door and shutters (something dark) and maybe freshen up the trim...

I know I have another post with a similar question but I have 3 painters coming for estimates tomorrow and new posts get more action.I was going to get the walls painted softer tan (Sherwin Williams) - paint the basement floor grey and light grey on basement walls - I WAS going to paint all brown doors and trim white because of what I read on BP.

Anyplace I've ever rented that had a yard stated in the lease that I was responsible for mowing and trimming yard and keeping bushes somewhat trimmed.

I have been reading BP and getting great info but I wanted to know in a more expensive market like Vancouver and its tri cities if its possible to flip apartments/townhouses to start creating more capital and than move on to houses.my other thought was looking at towns that are about 30min to an hour away and the price of property there is usually half of what it is in Vancouver.I am a pretty hands on kinds of guy and have done a lot of the finishings(painting, trimming, fixtures) all the way to dry walling and basic plumping and electrical work.
