You don't need amenities like short-term and the people looking for MTR has expanded from travel nurses to displaced homeowners, future buyers, just sold sellers, relatives coming into town, insurance companies, etc.

I don't have any pending legal issues at the moment, but I've been thinking I should find a lawyer that I can go to for questions, to review documents, leases, etc so that I can have confidence that I'm not making any silly mistakes that will get me into trouble later on.

Another option if you are looking to rent rooms and there are hospitals in your area is to market to travelling nurses, using a website like https://www.furnishedfinder.com/  These are shorter term leases, usually about 3 months, and you are renting to professionals who are in an area for work.

I am very confident that my STR PM would be able to evict an STR tenant that over stayed their reservation in less than a day and likely in less than a couple/few hours.  

That's not really a full story so it's hard to say, but generally, if you don't feel secure or confident in the person you hired, you shouldn't have hired them.

I might also consider if i could turn the garage into a rental, or into an apartment for me, while renting the other place so that I'd still be on the property at least until I gained confidence in the tenant.

Apparently the water wasn't shut off at utility, and the HOA seemed confident we can turn the water on for an inspection, so it is only a matter of de-winterizing which my agent has now arranged on my behalf.
