There are several hurdles during the process:Find the deal - Unless you are marketing or plugged into a community where there are opportunities, it isn't always easy to find the right dealsEvaluate the deal - Without professional guidance and research tools, it is difficult for a newbie investor to evaluate and ARV/FMV or create an adequate rehab budgetSecondary exit strategies - If things don't go as planned are their other opportunities to exit profitably.

Tools like BiggerPockets Calculators and rent estimation tools are incredibly helpful.

I'm a black country boy from tuskegee alabama  that don't mind promoting someone  that actually has a course and community  of investors  that's worth much more then the money you will pay for a courseThis was the review I needed, any tips to make the best out of the program and did you have to use a lot of your own capital to get started in the construction process or was the network of private lenders. helpful So i started off on the program focused on building houses.

It's a tip I heard from someone which I heard increases the response rate. 

Now IF you have all those bases covered, my tips are: Take GREAT pictures and for the love of all that is holly please no close ups, wide angel pics.

I don't disagree that it is a good tool for someone just starting.Now, should folks be using such tools in the first place?
