A career GP (who invests in my own deals), yes, but also an LP in private placements across a broad spectrum of industries, real estate included, so I see this issue from both perspectives.I think we do agree that many GPs won't, don't, or can't invest in their own offerings, and I also think we agree that GP investment makes LPs feel better.I think where we differ is that the existence or absence of this investment makes a tangible difference.

Might be worth chatting with the great folks at Dirtfish if they would be willing to promote your vacation rental or even package it, they have wealthy clients coming from out of town regularly, and the local hotels are very expensive....any vacation rentals close by would probably make excellent options.

Instead, put it in a wholelife policy, take a loan out against it, use that for the down payment, and have the policy gain interest while simultaneously acquiring a tangible asset and using rent to pay back the loan.

In hindsight, paying cash did not make sense at that time because interest rates were dropping and the 1% rule was possible at that time making paying the mortgage with 20% down possible thus could have leveraged myself and been in a better position today but I had bad credit and wanted the comfort of tangible assets and a payout every month giving me the feeling of security but surprise,None of this made any sense as you could also invest in dividend funds that payout every month, but I also realized, a young person working a career in his prime does not need cashflow.
