If you do need to go 20 or 25% down (outside of owner financing you would), your CoC will likely be below 10% (sorry, on a tablet and don't like flipping tabs to do the real math).

My technology is a little outdated,  I still own a flip phone and just got a tablet last year!

I have done this by driving up in my work truck, ladders in the back and accompanying the seller with a yellow tablet. 

Put it in (icloud, Gdrive, Dropbox, etc.) and then you can access it from your phone, tablet, etc. whenever you need it.

Typing on my tablet is not as easy as my laptop  I'll get used to it soon enough.

I am constantly making lists, notes, and plans on paper even though I have multiple cell phones, a tablet, and a laptop.

I would differentiate mine from the others in the neighborhood by doing something special like offer to pay for a Uhaul for a day for the move, or free TV with a one year lease contract (TV's are cheap now, but you could make it a tablet, or whatever),  or offer a one day certificate to the spa to rub out those sore muscles after the move, restaurant gift certificate, whatever appeals to you.
