Everyone has seen those amazing STR that are professionally decorated and have themes that differentiate your property from competition.

The podcast idea seems to be a common theme.

I see rehabs going over budget as a common theme with BRRRR’s and I don’t think this has to be the case.

So I thought you might want to know my $0.02 on the topic.I won’t keep you in suspense about my conclusion, so here it is: at some point you need to have experience in both roles, if you’re going to make the most money and keep the most sanity.

I have been reading  and listening to some more podcasts and the theme of the current environment seems to be: 1) tightest market in decades, 2) extremely low likelihood of finding good deal on MLS and 3) must find off-market deals.My question to the community, especially any sellers, what is the benefit of selling off-market?

What I mean is many of these weekend courses (I have not taken this one so this is not specific to this course), a common theme I hear from investors and verified by BP posts are they see these courses with case studies where they bought a note for 30-50% on the dollar etc.

It has a very artsy theme (named the Ithaca Art House on STR sites!)

There are a ton of permutations on that theme and techniques, but that is the core.
