This increased demand is in areas that all ready have limited supply.Since the rates started to rise, my appreciation forecast has been conservative (as I have indicated in numerous posts) for my San Diego market (I have been underwriting at zero appreciation near term) and fortunately for me the market out performed my forecast.

I think the simplest summation of Booking is that if you are willing to live with very limited and frustrating customer service it is a great tool to fill gaps in the calendar.

Nonetheless, I am not out to impugn anyone's intentions and I do understand (as Jay rightfully points out) that the self-employed (my situation for the past 20 years) especially run into times in their lives when conventional lending sources are of no use due to limited reportable income and other factors (such as when, for example, you retire in your 50's and begin to live off of your lines of credit, etc.).

Since I bought the duplex, I have noticed that ReadyREI tries to limit property viewing as much as possible, and I believe that the reason for this is clear - it is to hide issues and the condition of the property as much as possible.When I first spoke with Ready REI, I was told that they provide a “turnkey” house, that nothing needed to be done to get it ready for occupancy.
