We manage our own, but there's not a lot of great choices of PMs in the area (which is why I decided to manage myself). 

There are lenders who can do a cash out refinance for the new appraised value after three months so it can be a good choice for an investor who's doing a BRRRR.These loans can work for investment properties that are long term rentals, short term rentals, non warrantable condos and condotels.

If you can find smaller local banks in the market you pick they may have more unique products that they keep on their balance sheet or try and do the 5% down conventional on a 4-unit  FHA's self-sufficiency test applies to both 3 and 4-unit properties.

The choice depends on their priorities simplicity now or long-term tax advantages.

I have consulted with a few attorneys over the past couple years regarding this and have determined that for my own personal situation, umbrella insurance provides sufficient risk mitigation for my situation at this time.

A duplex or triplex is a solid choice for house hacking, and this community has tons of resources to help you learn how to find and analyze deals.

I will go so far to say that the sub-metering was the WRONG choice for us, given the cost, and given that if push came to shove, it would not hold up under scrutiny - by tenants, in a court of law - and therefore by extension, us.

. :)  dont know the answer but if I was guess there is probably some lenders that do it with sufficient equity.

We are happy because the choices we have made have put us in the path of what we love to do and we can excel at it because we feel supported by a network that no matter the question, someone has the answer.

I have a little bit of a choice personal problem.
