What type of strategy do you intend to stabilize with?

I would never put in a gas range, oven, dryer or any other consumer product for tenants, because a lot of them are idiots and will kill themselves or someone else.

Ask your tenant to use smell minimising products.

Since many have been evicted or arrested, be grateful you get to get new tenants and stabilize the property. 

But in their case, the lease was long enough and well-structured enough that the income and stability felt almost like a normal acquisition.In your scenario, the airport authority charging a rent based on a percentage of gross revenue isn’t unheard of, and from what I’ve read in The Economist, these ground lease structures can pop up in different forms.

And you can stabilize and secure the home..

If the rent stabilizes, I can then consider refinancing these properties using DSCR or other valid options (please educate me, and let me know what other options you think are valid).
