Some people have had success purchasing a house as a residence utilizing one of the Government sponsored or Fannie Mae sponsored low down payment program and lived in the house for the prescribed minimum amount of time at which point they moved out and kept it as a rental.

I think I am gathering here from the responses that we are safe to say as a GP we own the property as are the other sponsor, but for additional clarity, disclosing shares in some cases may help bolster tacit understanding of who does how much of what.

@Nicholas AiolaIf you invest with a sponsor as a passive investor and the sponsor files a composite return how much easier does that make it from the CPA's perspective vs. say investing in a C-corp or a REIT.

I have done a fair bit of research/sniffing around but it seems this term varies market to market.I took it to understand the equity split on the sponsor side let's say 80/20... the 20 being "the promote" for the sponsor?
