Starting with a greedy asking price is a fundamental mistake from which it is difficult to recover and you create a negative marketing spiral - - wait 30 days to learn, oops too high so adjust the price which signals the mistake and if another 30 days lapses,you just signaled there's something wrong with the property (when in fact that's not true at all).Setting a FMV is not kid's play.

Also, those buildings usually have an enclosed porch...if you can use a spiral staircase or build a legal st air case to the roof and give the top floor tennant roof rights...you can get far more rent.

I'd be careful on relying too much on cash flow to do the rehab as that can be a death spiral if you don't get enough to rehab and then get more vacancy because of that.Keep us updated on your progress.
