The prospect of millions of jobs being rendered obsolete, private-home values collapsing and the prices of everyday goods going into a deflationary spiral hardly sounds like a recipe for nirvana.

Many properties went totally vacant for many months or years. then got trashed and it was a downward spiral...

Otherwise I have found from unfortunate experience things spiral!

Also, those buildings usually have an enclosed porch...if you can use a spiral staircase or build a legal st air case to the roof and give the top floor tennant roof rights...you can get far more rent.

I'd be careful on relying too much on cash flow to do the rehab as that can be a death spiral if you don't get enough to rehab and then get more vacancy because of that.Keep us updated on your progress.
