The last polling I saw showed that the large spending by the aids health foundation was working.  

Spend the time, make the effort, and (hopefully) reap the rewards.

Personally, I'd spend a little more if I knew there was significant value add there.

Frankly I would be less excited at spending any kind of money on a place that I don't own.

I want to hear some feedback to know if it's good to spend the money and time in his program.

As a MF agent who spends a large amount of time calling apartment owners (or rather, numbers purporting to be apartment owners), please believe me that reaching out to random run down buildings owners is unlikely to get you any deals.

You're either doing it yourself, spending a little money and hiring/managing someone else to do it, or you don't do it and let the leads rent from someone else.

Everyone knows who the new person is and the goal is always to mess with them and test them and try to get them to spend their money on the junk so we can get the good ones. 

Very different advice if you were looking to make $20k a month while spending your days on the golf course or lake.
