You can also follow Richmond-focused real estate groups on social media and LinkedIn, and work with local agents specializing in investment properties to stay on top of deals.

If you can get the home with good chunk of equity before it goes to auction, you could pay off the loan and own that home for what the seller agreed to accept.

These risks can happen to anybody no matter the type of investment they make like your investment house can blow up and insurance doesn't accept your claim, you could get hit by a bus, and boom no money, and so on. 

But it looks like we might have to accept that rates will be much closer to 7%. 

@Chris Kay it's VERY difficult to cashflow with 0% down purchases.We do 0-10% down Land Contracts and know going in we may actually have negative cashflow - which is acceptable given the low down payment and avoiding mortgage costs.
