As others have said you WILL fail.

It was one of my first claims and I learned how their claim system works and never failed again.

Even if they fail they can redirect some of their syndication course  revenues, right?

There are a lot of hotels right now that are failing and going under due to low cash flow -so its a failing hotel.

Conceptually you want to take an approach that minimizes your need to be on site - and for that reason I would advise against BRRRR.

I am 70% thru the materials and will likely go back and do a quick review of all materials before siting for the exam.

That is an upfront game plan with numbers that should be somewhat fail proof if done correctly.Lastly dont forget that 85% of people who take out a HELOC end up doing a refinance within 3 years to consolidate into one loan.
