I'll say too, that a money guy who never really gets involved, just writes a check and shows up is not the entrepreneur of the deal, thier assessment of the deal is as a lender, covering thier interests, don't count that function twice as underwriting the money and the overall success of the project, that's like selling the ice cream and then charging for keeping it frozen.And, in all fairness, I'd say that any profits remaing, unassigned by function, would be split 50/50, the value of being together in a partnership, might say the cost of putting up with each other!

Some ideas in my head are - Clothing, Jewelry, Stationary, Organic Foods, Global ethnic products to sell locally, Outdoor Sports, Coffee shop, Yogurt or Ice Cream Shop.I was thinking I could visit some of the local colleges and just market that I have the space for the right person/ biz plan.

I picked up another in Indy. nice little house that is old....much older than i usually buy and we know we have foundation issues going in but the team is confident they can makes this place shine within a slightly inflated budget.other deal still pending but i should hear more shortly.KC is just happening right now and its not for a lack of trying. i hope to get one picked up soon.update on goal: 2 of 6 picked up this year thus far (note i am in 3rd month of my fiscal so on track for 8)update on mindset: it dawned on me the other day when chatting with my wife just what a surplus of adds/year means. every additional add shaves 2months off retirement goal date (45th bday). so if i can stretch to 9 additions this year and next, i will be looking at a 44th bday. if i really scale up then i can knock this way down....love it!

If you had carpet there it looks like the door would not even open.If you do not know how to adjust the front entry doors or shave off some of the bottom and apply weatherstripping a handyman can sometimes do it for a decent price.
