The lending options will differ based on this: For 2nd home, 10% down is available, but there are restrictions regarding how much/long you can occupy the property.

You may have to sell the whole property to access the funds in the IRA or 401k when you retire and for required minimum distributions. 

Same goes with restrictions on equipment.
