I'm not hating on realtors, but generally they are going to list these dumps for 10% less than ARV and call them a handyman special that just needs a little TLC (even when they are still in totally uninhabitable condition), and then get their panties in a wad every time an investors offers them something that even begins to resemble a deal.

I pull $/square ft comps, but also use other valuation tools that resemble the methods an appraiser would use, adding and subtracting features and condition on the subject property versus comparables.
