I know that LH’s get a bad reputation, but with the leasehold till 2050, that’s 25 years of possible excellent cash flow, It’s attractive to me to invest in from that perspective alone. 

If it were a no name brand, I might be more wary, but it’s a brand with a good reputation. 

Experience or Reputation && Why?

You can't forget building a reputation with your own direct booking website and bookings.com, Mariott, etc.

This presence alone has drawn other logistics and distribution companies to set up shop in the area, solidifying Louisville’s reputation as a key logistics center in the U.S.Moreover, the automotive industry is making waves with Ford’s massive investment in the BlueOval SK Battery Park in nearby Glendale, Kentucky.

So a ratings system based on service, cost and reputation is much needed for PMs.

They are putting around 25% -30% down and as long as you purchase in an area with a reputation for high occupancy and above average ADR's, along with choosing a management team that will market your home tirelessly, you can come out just fine.
