Just because you make a statement in writing saying that the listing agent is NOT representing you as a dual agent does not mean the commission drops from 6% to 3%. 

@Hadar Giladi most of the Midwest cities you can still BRRR, but you have to make sure someone doesn't take advantage of you by selling you something they represent as Class B, when it's really Class C or D.

The foreign company needs to have a EIN or a representative in the US with an TIN so you can look up its credit worthiness.

In a similar but smaller scale situation I had my real estate attorney reach out to the law firm listed as the LLC's representative (this was for a single unit not whole buildings) and it turned out the owner was letting their kid live there and didn't have interest in selling for that reason but I felt it was worth the tryI hope to hear more updates from you @Cole Barthel !!

It's unclear if the state will champion this issue, but reaching out to your representatives is essential.

Same for emails, voicemails and texts.It doesn't sound like you were represented by a buyer's agent and this is a perfect example of why a good Realtor is worth his weight in gold.
