There are other avenues to review but I agree past rental history is important (disclosure I have 15+ doors right now)If you feel bad for them then rent to them.My point is its corporate america and you are blaming the wrong person - you are blaming the corporation but you should be blaming the politicians who create an environment that is tenant friendly and sue happy.

Today was a month since notice so i called local court and figured out paperwork to file. while looking through bank statements i realized that he has been zelling me random amounts for rent since august and i learned today that if he makes even a dollar payment it voids the eviction process because i "accepted partial payment" according to some regulations in arizona.

Add to that insurance costs, etc. and it's not looking good.However; what Trump can do that will help is to cut out some of the environmental regulations, etc. that drive the costs of development up.
