Check your lease, but in any standard lease, there will be some clause that says they have to abide by laws and/or not bother their neighbors or cause disturbances, etc.This means, you can say they have violated their lease - which then gives you the right to give them a remedy or quit notice.I have to agree with the others - even if they are sweet, and the notice of violations only boil down to the dogs running around and not necessarily doing any kind of harm - they are now your liability.

having been around this bizz for decades now on the private lending side I will tell you many to most private lenders started in the mom and pop rental bizz tire of it and switch to be the bank.. and right now wih rates up there return would be quite handsome .. but you do need to use caution..

I'm not very familiar with these markets but I've found Columbus has great tenant quality on average, less property crime, and great appreciation potential.Any market can offer killer cash flow with those lower purchase prices, but in my experience, you're more likely to run into challenging tenant situations and higher maintenance costs that eat into those returns.
