Platforms like Furnished Finder can help you find the right renters too!

BP has a lot of great CPAs on the platform that you'll see answering a lot of BPers questions.

And if your average review score is 4, they will probably boot you off the platform.

I use Baselane for my banking and bookkeeping platform and I really love how easy it is to set up accounts and sub-accounts for just such purposes.

In the meantime though, I'd try to just actively build your platform here on Bigger Pockets and just casually connect with people. 

Another reason people are selling are guests and platforms (Airbnb) are becoming more demanding by expecting more from owners including refunds over the simplest things.
