Lean on your real estate agent to help you if you're out of town but set some guidelines for what qualifies your tenant outside of pets/no pets.

Quieter tenants translates to: Older individuals without children or noisy pets. 

We operate a vacation rental management firm and the % would be on RENTAL REVENUE, not taxes, cleaning fees, pet fees, etc.

It seems to me that based on neighbors and other peoples experiences with them, they will specifically target and take on people with criminal records and pets who don’t have a lot of options on rentals.
