I signed up for Bigger Pockets Pro hoping i'll be getting Stessa Pro which sounded like a fantastic deal to get both but I only get Essentials which doesn't meet my needs.

It could very well be its all lost but seems like a big jump to conclusions by investors that basically did very high interest rate investing and expected  CD like performance..

It's very easy for us to lose sight of these truths and blame performance on over-saturation and legislation.

I've worked with many property managers over the years in Las Vegas, and I only know of two who have this capability.

You can make a low-ball offer on a small non-performing 2nd, that might about to be wiped out at the foreclosure of the first and then negotiate with the owner before auction and buy it ahead of time. 

I only bought props pre foreclosure with significant equity. 

It’s been a strong performer ever since.

I only hope my own posts recounting what my hyperlocal experiences have been like here in Pittsburgh, the self-styled "Paris of Appalachia," do not in any way encourage people to follow the OP's lead.

Most lenders don't seem to like doing them, I on the other hand love them.
