But he stuck with me I had a 1 mil credit line that they kept in place so I could make money it was on 90 day extensions for 3 years :( but if they had not done that I would have had to give them the keys back on a few commercial buildings I ate 250k negative cash flow on those buildings to make sure the bank got all their money..

They don't deserve my money if they can't perform those tasks. 

Here's a quick breakdown:Unforeseen Property Issues: Hidden damage, bad tenants, major repairs – these can eat into profits.Vacancy Woes: Empty units mean lost income, impacting cash flow.Market Downturns: Property values can drop, affecting your investment's performance. 

I don't know about your idea of maths but to me that says Midwest performs at 2X of CA. 

Once completed, the goal is to get them rented and then pull money out of each house to build a high performance spec.

Tapping into that equity through a HELOC or cash-out refinance and reinvesting in higher-performing assets could improve their ROI significantly.

It is also likely that property insurance nation wide will increase substantially.Hopefully investors are performing conservative underwriting.
