I caution anyone who is looking to launch into Fort Collins to look at past trends in Fort Collins. 30% appreciation in two years and 50% in 4-5 should be enough to make anyone take pause.

The other thing that has me on pause is the average days on market in that area is 300 Days (that's a lot of holding cost) As I am new what are my blind spots?

But I'm on pause with real estate until I pass all 4 sections because well...it consumes my entire life outside work. :)

Luckily I had no way of affording more classes so I just paused there.

I posed this question on a recent forum post and got this response:To address your question we have to pause on the idea that you implied of "perfectly good".

I don't see a lot of opportunities that make me want to sell and use this money elsewhere so I'm just pausing and looking at my situation to see if I have better options.  

This gives me biggest pause because the offer is not binding and the trustee can accept offers up to the court date (which could be a few weeks later).  

I called the guy and told him this and he immediately asked for earnest money..kind of ("Well If you're serious I'll think about getting this stuff cleared up *long pause*) I told him I'm not putting down earnest money unless he gets a clean deed at least.

That raised a number of red flags.I understand that RA's make money from the commission of any property they are involved in buying or selling, but seeing this portion of the email just made me pause and further consider whether or not I should be doing business with this person.Is this normal sales talk? 

I think that all that these recent results have done is to give some of those who were "all aboard" the Obama train, with tickets firmly in hand, pause to reflect and ask the conductor when the next stop is "just in case" they need to get off.
