It just lacks the opportunity for commute and restaurant scene.  

However, the opportunity cost is that I won't have funds to invest with my current salary as long as I have this house.

However you need to be disciplined not to get back in consumer debt again or you will waste this opportunity.

With the price point you are looking at, there are many opportunities.

Again, it depends on the borrower's priorities (time / energy / fees / opportunity cost of finding new deals / etc)4.

Its up to investors to choose wisely all a Broker can do is bring opportunities.. but you cant blame the messenger if your tenant skips on rent or breaks things :)
