Was planning on looking for a duplex to live in and rent one side out for my first investment deal.

So I can get a hands on look at how deals are made, rehab, and sold.

I plan on looking at multiple options before Illini the trigger and I know HML can also help out with vetting the prospective properties.

My plan is for now to keep on looking local, but not to take other areas off my radar.

Quite often beginners buy properties based mostly on looks.

I've bought / held / and sold triplex and fourplex properties over the past 8 years and am looking to expand and partner with others interested.  I would like to learn more about flipping houses IF this is profitable ...

I don't plan on looking to buy in the near future but definitely want to figure out a good strategy and see if it's even feasible.
