Obscure problems will create headaches and cost $$$ plumbing issues, electrical issues, crooked walls ect..I would recommend hiring a qualified inspector when you get a property under contract.

The "pro" side of what is built into the design of ours is that they generally just straight up follow FNMA income guidelines (can't have obscure HELOC guidelines jamming up a home purchase), which allows use of cap gains income if you've got a history of receipt spanning multiple years and can show current assets that are likely to allow for the cap gains to continue.

HS is free, if we are talking about going $60k into student loan debt to study an obscure subject that doesn’t add value to the global economy, I’d say spend $400+ and get your RE license or use that money to start educating yourself with valuable, time-tested books.
