So it is really on you to know the market and have your criteria nailed down to keep them focused.  

To be successful and stay booked you have to nail these two.- matching the type of unit to the right guest avatar.

On the agent side, we're working to nail a seller focused site that also attracts motivated sellers who don't want to list. 

Since it's been less than 2.5 years since fund 1 started, the company decided to use the proceed (2x EM) to continue the original business plan (add management efficiency and light renovation). nailed it

The reason I suggest the PM is even if you nailed the full market rent, if this costs you only one month of vacancy it will cost you more than the PM would have.

I've also noticed a few listings with retiring owners so I'll be polishing up my seller financing talk track.

You also hit the nail on the head with access to the right connections (contractors, PMs, etc.).
