You haven't revealed anything that would alarm a seller at this point.Get a redacted set of financials to share with qualified individuals.Have an NDA ready to go.No showings or deep due diligence without an LOI and earnest.Locate COIs (centers of influence) rather than marketing to the masses. 

(I'm not an attorney so I'm just raising an issue you may want to discuss with an actual attorney, but you may find this series of videos on wholesaling which was made by an attorney in Ohio to possibly be applicable to your situation.)In general I'm much more in favor of spending time to build relationships with a smaller number of buyers you've met with a few times and vetted a bit, instead of doing a mass mailing campaign - the "rifle" approach rather than the "shotgun".If you decide that's something you want to investigate, you could contact active people here on BP and/or go to your local real estate investment group such as RIREIG in RI or Black Diamond REI in Mass to start building relationships.Good luck and let us know how it turns out of course!

I suspect now its going great one of the centers was BRAND NEW CONSTRUCTION.. but the 600 homes that were suppose to go in next door got shelved. in a 08 style melt down NOTHING is immune some areas trundle through other areas its mass extinction. 

Remodels closer to downtown on older homes have ashpalt-shingle roofs.Just an opinion, but unless you're doing something very custom, try to stick to what the neighborhood does and do not let your personal affinity for materials cloud your judgment on what the masses actually want.

That means close to urban hubs (if that applies in your area), close to mass transit, work, shopping, dinning, and entertainment.
