Good Morning AllI am still working on transitioning from an active real estate investor ( SFR portfolio ) to passive investing.I have invested in one MF syndication with Vanamor in California.I flew down and met with the principal and toured the property and a numbe r of comps.Bobby was great and I am hopeful that it will turn out great.Now I have to place more $$ in January and was hoping to get feedback from members on a couple of syndicators.1,Sunrise Capital Investors  (Kevin Bupp ).Mobil Home Park funds.2.

Our biggest climate risks in central Texas are typically wind and hail, so anything of concern regarding the roof could get an applicant declined including trees too close to the roof surface, roof over 10 years old, etc.

You can also try to flip smaller unit like maybe a condo or a mobile home where you also own the land.

My main concern with the Japanese market is that I really know nothing, and I find it a bit hard to find information about it, but I guess I also know "nothing" about property markets anywhere other than maybe Hong Kong. 800 square feet is not tiny by Hong Kong standards, you are absolutely correct, but just as you mentioned we have a live-in helper and are hoping to start having kids about 1.5 years later.

:In the indictment, it said that an OP employee, directed by Bert Whalen, posed as a customer on or about 1/6/18 saying OP satisfied all of their concerns about their property.

Big concerns are bankruptcies/repossessions and crimes against people/property.

I have not been concerned about negative cash flowing due to gaining so much equity. 

I'm not saying the list is ridiculous,  because all safety concerns should be addressed.

My largest concern based on the marketing package is the value add I can bring to the property, and the HOA fee's which aren't apparent in the marketing.
