That will be the main issue in my mind. 

It is just nice peace of mind that you don't always have to be available if their is an urgent maintenance issue.

Keep in mind you will be selling to an investor so the pricing won't be a high as a vacant property.

But those who wouldn’t mind a lot more monthly cash flow, I recommend tapping into some of that equity that’s just sitting there doing nothing and using it to buy more cash flowing properties.
