I have seen several foreclosures in my area that I have been mildly interested in watching.  

I have never purchased a house on Auction and the fees and strict disclosures make meuneasy to put it mildly. 

After test were done they found mild in my bathroom and bedroom also.

In Portland Oregon our winters are fairly mild and we have a hopping RE market all year.

I would suggest doing further analysis on some flips, brrrr’s, or if the risk tolerance isn’t that high at least targeting a “value ad” approach where a mildly distressed asset is your new target focus, and you can do minimal renovation like paint and light fixtures and get a more premium rent…now hold it as is for 6 months in a bridge loan, wait and see how it goes but then pull as much capital back out on a refinance to do this twice in a year.  

That standard things we buy from WalMart between vacancies are: deodorant soap, facial soap, laundry detergent, dish soap, dish scrubbing pad, toilet paper, paper towels and occasionally bath towels, bed sheets, dishwasher tabs and pillows.Every now and then I'll buy some adult dvds and print some advertising on mailing labels. 

Separate yourself from the pack of interested buyers with a lighthearted comment, or mild humor—anything to create a comfortable atmosphere.

Pretty mild if you asked me.
