Joshua Tree is a bit of a tough market as there are a lot of STRs in the area.Be prepared that your first year might be a little thin as you are new and need to build up some reviews to get rolling.The interior is a bit of a toss up.

It does not cost the landlord except for the labor and materials.

You hit on a tough reality.. inheriting tenants who aren’t prepared to pay on time can be one of the biggest curveballs for a landlord.

BUT, if one could solve some tough problems….Look, I hear what posters are saying - and it might NOT be a fit for real estate.  

I own a licensed gc company so if it is in a decent area I know I can add alot of value to it at a cheaper price since there won't be any labor or material markups.

I need to check if the $100,000 cleanup and removal is just for Pollution or does it cover material debris.3.

i understand a true duplex might be a lot more expensive, but i think it's at least worth continuing to research and keeping an eye on.and sticking to my original point, OOS can be tough.

I know I already mentioned this, but @Mordy Chaimovitz...If you can get by with lower cash flow and invest for the long-term generational wealth (aka appreciation) in nice neighborhoods, that is the way to go, but it's tough to get by at times -- at least it is for me.Just know everyone's situation is different, and you should do what is best for your specific circumstances!

I believe this tough-on-crime approach will make Albuquerque safer and a better place to do business in the near and long-term future.
