Good tenants have options, they don't have to stay with a landlord like you describe who doesn't try to have a good business relationshipBy your logic, this tenant should have broken their lease when the refrigerator was not fixed/replaced within 2 weeks and gotten their deposit back.

You're going to be using some if his above-market rent to pay things off (which you're omitting from your logic above), and he has money in the deal  -- which is an opportunity cost he is incurring.

This is a smart bunch so any sources or even logical approaches as to how one might find these numbers via research would be greatly appreciated :)I've done two separate top-down analysis based on census data, IRS data, and surveys, but those differ quite bit.

For example: If I bought a house for $200K, and the quote to construct the very same house in the same location is $300K, then the value of improvements should be considerably high ($200K) and the value of the land be considered negligible (closer to 0).Of course this helps depreciate more improvements in the life of the property, but I would like to hear your thoughts on whether this logic would hold up with IRS in the event of an audit.What do you think?
