This is assuming the way you notified the tenants of the new rent was considered legal notice in your market. 

Make sure to get legal advice on what you can and can’t do for bill back and what kind of notice period is required in your state.

The timing does suck because this issue came out of nowhere at the end of their lease.

What is as important is that you require the insurance to be issued with you as the landlord as "additionally insured." 

I also wouldn't touch hilltop with a 10' pole. struggled. old homes, over budget renovations, lots of issues. realtors push people here since it's the only place cheap houses close to downtown can be good but homes are 1900-1920.

Sometimes, unseen issues (like major repairs) end up costing more than the discount you negotiated.Final Thoughts•If there are no major rental restrictions, and the numbers work based on rental comps, this could be a great first investment.

You have to pay fees, but you'll have a professional handling issues instead of bleeding money trying to figure it out for yourself, then you have your time free to pursue other things.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
