"Sizing up"= determining HOW FAR a Fire Chief and/or the local building/planning department of the jurisdiction your cabin is in can/will go is both a science and an art, IMO.* This could be a standard issue type thing and if u do nothing, nothing will happen or it could end up being your worse nightmare. 

As far as the garage concern, it was not included in the lease.

That's what I did and I wouldn't change the strategy.As far as properties, look at opportunities to add more units/bedrooms.

I think mentorship is so under-valued in this business.   

If you are thinking Texas, the problem is so is everyone else, so your competition is much higher and unless your property is special, you can only compete on price.I hope this helps.

BTW there was no charge for this day for members of the club.I should have known there was more cost to be exposed to as far as an education (mentoring).
