And in the current state of the market in CA, overall,,, not being a large builder and able to fast track a project through ALLLLLLLLL THE RED TAPE (can you hear the irritation in my voice)... it will take you a long time and a lot of capital to even get started,,,, before even moving one cubic inch of dirt......!!

I have been in real estate since I was 18... and depending on where your at in the cycle. its far more demanding than a day job... nights weekends etc etc.. tenants bring a whole nother level of irritation and frustrations..
