I am seeing some deals get under 3%, interest only for more than 5 years now......some 10 year deals with 7 or 9 years of i/o!

Finally, you'll want to practice calculating your exit strategies as you probably know, commercial loans are usually somewhere in the 5-12 year term even if the AM is 20, 25 or 30 years and numbers will change depends on how many years of IO you get, if any.

I just closed on two separate deals - both small balance agency debt - 30 yr amort- i got a few yrs of IO, there is yield maint, but rate is 3.77% i am editing to add: on both my loans they wanted cash reserves of 9-12 months of int and principal, taxes and ins in an escrow account.
